Mississauga City Centre Keeps Growing Taller

Mississauga’s Downtown21 Master Plan

Mississauga has high hopes for its City Centre future which are all outlined in their Downtown21 Master Plan. This master plan was officially created back in 2010. From 2010 to now, many things have already begun changing. New condos have popped up, construction continues, and new Mississauga developments are bringing exciting changes.

The Mississauga City Centre is currently a sub-urban area known for having Ontario’s largest shopping mall, Square One. The goal is to transform Mississauga’s downtown core into a more urban and energetic place to live, play, and grow. This means bringing the community to its full potential where people desire to walk the streets, enjoy the public spaces, and be inspired by what surrounds them.

Downtown21’s 6 guiding principles are listed as:
1. Catalyze employment
2. Create a development framework with predictability
3. Create an urban place
4. Living green
5. Establish a focus
6. Build multi model

New Transit Options

Creating a truly urban space includes connecting people from all over and making it accessible. The Mississauga City Centre is going to be the Transportation Hub. The most exciting transit coming to Mississauga is the Hurontario LRT (Light Rail Transit) that will spread over 20 km.

This is a 1.4 billion dollar project that is truly going to connect the whole city. The Hurontario LRT is created and funded by Ontario’s Moving Ontario Forward plan. Completion is hoping to be in 2021.

This will be perfect for commuters as well as increasing the City Centre’s foot traffic. It is going to connect Port Credit GO Station to Brampton’s Gateway Terminal with so many important transit stops along the way for a fast and reliable transportation option.

Urban Planning

Downtown21 is going to have a special focus on Main Street, dubbing this as the centre of the action. Main Street is going to be a mixed-use area that is going to be the exact fruition of what Mississauga is striving to become. It will be a wonderful cluster of activities from enjoyable retail spaces, to outdoor merchandising, and even working artist studios.

Street framework

In order to create a space that brings people to the City Centre, an important focus is walkability. This means the street sizes, block sizes, and sidewalk sizes, need to be thoughtfully calculated in order to encourage people to walk around.

Adding more streets and blocks brings more buildings right to street level allowing people to enjoy a stroll all around town while adding a much easier and quicker commute.

Parks Trails & Open Space

When urban spaces are wrongfully calculated, they can be finished feeling quite cold and dystopian like, which is why fresh open green spaces are so important to urban planning. It provides a fresh break to the new sky scrapers while allowing people to enjoy the new developments and spaces.

Parks and open spaces promote being active with friends and family and even just relaxing and enjoying the outdoors. Downtown21 includes adding numerous multi-use trails and bike paths. Currently Mississauga has many bike paths and nature trails so it is important to continue these characteristics while expanding.

Many of the master planned developments are creating parks and open spaces of their own. This adds to the sense of community a condo owner can have all while contributing to a resident’s overall experience.

Development Guidelines

The development guidelines differ per street. Mississauga has categorized the streets with different purposes in serving the community ranging from “green corridor”: City Centre Drive, to being a “grand street of significant beauty”: Burnhamthorpe Road.

Things that developers need to take into consideration include the street category they are developing on, sun positioning and overcast towers cause, landscape design, parking, and retail.

Hurontario St & Eglinton Ave W. Although not exactly in the City Centre district, Pinnacle Uptown is quite an impressive 37-acre master planned community. In total Pinnacle Uptown includes 10 condos and 100 townhomes. Similar to the other developments in the area Pinnacle Uptown also has a park, but this one is an astonishing 15 acres.
